Downtown Charleston, SC Real Estate
Charleston has long been considered one of the most desirable places to live in the Southeast. In fact, she held the title of "America's Most Mannerly City" for the past decade. More recently, Charleston was named Most Livable City (tied for first place) by the US Conference of Mayors in 2009.
The character of historic Downtown Charleston has been preserved over the years. Many of the cobblestone streets, Colonial and Antebellum architecture and perfectly manicured gardens look as they might have a century or two ago.
Beyond the historic charm, Downtown Charleston boasts the type of vibrant shopping, dining and cultural scene you might typically expect in a much larger city. Fine restaurants of every description dot the landscape. Tiny boutique shops huddle alongside big-name retailers, providing shoppers endless retail variety. The bars and clubs of East Bay and King Street bustle with nightlife. And cultural opportunities abound, from the Museum Mile to the Broad Street art galleries to Gaillard Auditorium - not to mention the annual Spoleto Festival, one of America’s premiere art and performance festivals.
Real estate on the Charleston Peninsula is often divided into two areas: “historic Charleston homes” and homes North of the Crosstown. Both areas exude their own unique character, however, home buyers can generally find comparable houses, townhouses and condominiums for sale.
Discerning home buyers will appreciate the wide variety of home styles and upgrades available in Downtown Charleston, from state-of-the-art new construction to exquisitely preserved historic homes to fixer-upper houses begging for some TLC. Because the City of Charleston has so much to offer, it is extremely desirable to live in either the Historic Downtown Charleston or, further up the peninsula, North of the Crosstown.
Historic Downtown Charleston SC Homes
Homes in well-known Charleston neighborhoods like South of Broad, The Battery, Harleston Village, Ansonborough, and the French Quarter typically come to mind when people think of “Charleston SC.” If your friends or relatives ever vacationed in Charleston, that was likely the picture on the postcard!
Recently new homes, condos and townhouses have been carefully blended into revitalized older neighborhoods. Homebuyers looking for a contemporary home in a more classic setting will appreciate the modern homes in the Midtown and Morris Square neighborhoods, above the Historic District but south of the Crosstown.
Downtown Charleston Real Estate Above the Crosstown
The character and historical significance of homes Above the Crosstown, Charleston’s “other” downtown, went unappreciated for decades. However, in the past 15 years, real estate above the Crosstown (Highway 17) has undergone revitalization like no other residential historic Charleston area.
Fueled by homebuyers’ insatiable appetites to live in Downtown Charleston, neighborhoods like Wagener Terrace and Hampton Park have transitioned from “iffy” to desirable. More recently, new luxury waterfront homes have been built farther up the peninsula along the Ashley River, in neighborhoods like Longborough and Lowndes Pointe.
Wagener Terrace and Hampton Park: Neighborhoods on the Move
Depending on the neighborhood, homes for sale in Downtown Charleston north of the Crosstown significantly vary in price, square feet, year built and type of construction (single family homes, condominiums, townhouses, duplexes etc.) Proximity to MUSC, College of Charleston and other Historic Charleston landmarks is best measured in terms of how long it takes residents to walk or bike rather than drive.
Charleston’s current real estate market presents excellent investment opportunities in both Wagener Terrace and Hampton Park. Young professionals, MUSC residents or graduate students attending College of Charleston or the Citadel should consider buying one of the many homes for sale in Wagener Terrace or Hampton Park. Many homes in these neighborhoods have already been updated and remodeled. However, for those buyers with the budget and/or skills for home improvement, there is significant opportunity to purchase a lower-priced fixer-upper and starting gaining equity!
Here’s another thing for the Charleston home buyer to consider. If you have been looking unsuccessfully for a home in West Ashley neighborhoods like Avondale and Byrnes Down, take a look at Wagener Terrace and Hampton Park. All of these neighborhoods share many similarities.
